New energy efficient laws are soon to come into force. 

From 1st April 2018 all new lets must be compliant having a minimum rating of E on the EPC. 

For existing properties the law comes into effect two years later. 

I suspect many landlords, especially the smaller ones, are totally oblivious. 

Failure to comply will mean your property is not fit to let and you could face a fine up to £4,000 from Trading Standards. 

My advice is to get ahead of the rush and get compliant as soon as possible. It may just mean a few tweaks - re-sealing windows etc - but, on the plus side, you may well find you can charge higher rents.
